An inspection highlighted a leak in the water heater, which lacked a drip pan and drain as per current regulations. The absence of these preventive measures enabled moisture to seep into the drywall and wooden components, resulting in mold growth at the drywall and wood framing members.
During the course of a leak detection inspection, a corroded galvanized pipe fitting was discovered in the attic. To rectify the issue and prevent potential mold damage, it was necessary to remove drywall, insulation, cabinets, and wood floors to gain access to the pipe and thoroughly dry out the affected area.

When utilizing a thermal camera, it is possible to detect areas where insulation is missing or inadequate within a building. These areas appear as darker, cooler spots in the thermal image compared to the surrounding areas because they are allowing heat to escape from the building.
In this case lack of insulation is noted in the skylight shaft. This means that the property has areas where heat energy is being allowed to escape the home, compromising its energy efficiency. This will result in higher energy bills since more power will be needed to maintain a comfortable indoor living environment.


During a home inspection, I observed corrosion on a copper pipe in the plumbing system. Corrosion occurs when copper materials come into contact with external factors such as water and air over a prolonged period.
Corrosion observed was localized to a particular section of the pipe, and it had caused the copper pipe to develop a greenish-blue discoloration, which is a common indication of corrosion.
The corrosion weakens the copper pipe's structural integrity, and given prolonged exposure, could cause the pipe to crack or leak, resulting in more severe water damage to the property.
By utilizing a remote crawler, I successfully identified water intrusion within the house's foundation, mitigating any harm to individuals who might have come in contact with the moisture. Furthermore, the crawler helped me to locate the source of the intrusion from a safer and more convenient distance, promoting efficient and reliable inspection. The cause of this particular issue was a simple unnoticed sprinkler valve that had been leaking for at least two months.

Indoor Air Quality (IAQ) testing is a process of measuring the quality of air inside a building, including homes, offices, schools, and other indoor environments. The test includes identifying the levels of pollutants and measuring the temperature, humidity, and ventilation rate. It involves the use of specialized equipment to collect samples from the air and surfaces within the building. The samples collected during the test are sent to a laboratory for analysis to determine the types and levels of pollutants present in the indoor environment. Common pollutants tested during IAQ testing include carbon monoxide, carbon dioxide, volatile organic compounds (VOCs), mold, fungi, bacteria, and dust particles.
